Becoming a Qualified LGV Driver

The UK may be in recession with many of people losing their jobs every month, but there is a strong demand for Large Goods Vehicle (LGV) drivers. Therefore, there is an opportunity for anyone who undertakes the necessary LGV training to get a job with good pay and job security.

In order to become a LGV driver, you need to be properly trained, qualified and licensed. You should begin by finding a professional transport training company and enrolling on a LGV training course. You should look for a qualified training company who have instructors that are experienced at driving the type of vehicles you wish to drive. They should be knowledgeable, patient and good at building your confidence. They will be in a position to share with you a wealth of knowledge and skills that will prepare you for your driving test.

    Buying off plan in the current climate may seem to be a more risky proposition than buying a finished property, but it is still the way most new condo units and hosues are sold and although the market is slow and the business climate concerning to some buyers, one only has to look back at the 1997 crisis to see that it appeared to be much worse at that time, at least considering thing so in the current cycle.

    So what can be done to ensure that any purchase off plan can be successful and without pitfals? The first thing to look at is your total risk in regard to the deposit amount being paid whilst the building is under construction. Try to get the longest payment period with the minimum amount of down payment and then you can be assured that your risk has been kept as low as possible.  Of course developers are now angling for exactly the opposite, eager to make use of deposit of funds in order to secure bank borrowing or even directly using it instead.

    Typically a 2 or 3 year payment plan would not be unreasonable to be offered in a Bangkok condo project in the early stages of its build cycle or even in its planning stage. Look to pay a down payment of 10000 or 20000 just to secure the property and 7 or 14 days later to pay an initial amount in the 50000 to 200000 range. This will be where the contract is formed and thereafter monthly payments will be the only thing to pay for. These should be modest, typically around 0,5% to 1% of the property purchase price. Thus it can be seen that even at the end of the term your total outlay should not be more than 15 to 20% of the purchase price and by this time the project should be completed anyway.

    For those looking for extra peace of mind it may be worth waiting at least for the developer to break ground and complete foundation work. In this way it can be seen that some commitment has been made not only by the developer but also by all other people ocncerned. All of these payment plans do of course rely on the developer being well regarded and bonefide. So how can you tell if this is the case? Well there are a few companies providing back ground checks. Whilst fees might be considered by some buyers to be an extra expense, in thouse circumstances where a large investment is being made it could well be worth researching these various independent due dilligence agencies with a view to ensuring the developer or seller is in good shape.

    Other things to look out for are previous projects built by the same developer. These should not only give you good confidence going forward, but it will also enable you to asses the quality of build plus the management and upkeep that occured after the building was completed.

    In the end, buying Bangkok condos off plan need not be a difficult or risky experience and with developers currently looking to sell new projects, some great bargains can be found.

    Warm Up For Zumba Classes

    Hello my fellow Zumba fitness instructors!! I have been asked several times about proper warm-ups and cool downs. By textbook, a WARM UP is to prepare the body for vigorous exercise and may reduce the risk of injury. When I do an instructor training class for group exercise or Zumba fitness master class I always tell my students to think about what they are going to be doing in class and to use the warm up to get the body ready for those types of moves. For example, in Zumba (Latin type classes) you want to warm your class up with directional movements, arm movements, hip movements and feet movement to name a few. When planning your warm up you want to keep this in mind. LASTLY, your warm up should be very carefree…I usually don’t choreograph this portion of my Zumba class.

    I just MOVE, focus on what I mentioned above and use this time to GET IN TUNE WITH MY ZUMBA CLASS. I usually talk and “have fun”, make eye contact and smile at each person and I also watch my class and see how they are moving with these basic moves in the warm-up it usually tells me a lot. I can then adjust my Zumba class accordingly. If there is a new move in one of your Zumba routines, the warm up is a great place to “show it” so then when that routine comes up they have already been introduced and they will feel more accomplished when they do that new Zumba workout! OKAY…NOW THE OTHER END..THE COOL DOWN..by text book the purpose of the cool down is to provide a transitional period between the “work” segment and the stretch/muscular strengthening segments of your class.

    Without a gradual cool down period, the blood can pool in the extremities immediately and cause fainting. Moderate to slow rhythmic movements for the upper and lower body will enable the muscles of the extremities to pump the blood back to the heart and brain. You want to use this time to bring the heart rate back down (100 beats or less). U really want to use the easy foot movement (side to side)…a slow salsa.. to bring the heart rate down…use movements that stretch the areas of the body that you worked in the “work” segment of your class…eventually stopping and stretching for the full range of motion.. this is where I put on some sexy salsa slow music in my Zumba workout or for other classes slow funky music and stretch and talk to the class…see how they liked it and “bond” with them…this is an opportunity to build relationships with your Zumba classes…they are your number one marketing tool!     Also if you are looking to advertise, use key people in your classes…get email addresses…people in your classes have businesses that they can put flyer up or maybe you can get an email list from them or give the flyer to them that they can forward!!!

    Radio Controlled Tanks - Be A Kid Again

    When you were a kid you loved playing with toy soldiers right? Me too! I spent so many hours setting up battles around my house and in my back yard that I usually lost track of time and had to be dragged in for dinner. There were battles fought that involved trenches and tunnels to full scale ground battles. For all the toy soldiers I owned I had very few tanks and I always, always wanted one of those cool radio controlled tanks to include in my back yard wars. The tanks I had weren’t really as cool as I wished they were.

    So now many years have passed and I’m a bit older (ok a lot older) but I still remember that feeling of wanting a toy tank that could move around and even shoot the way I wanted it to. years later I came across a whole range of radio controlled tanks that had all these features and more - some of them even create smoke and have realistic cannon and machine gun noises. For me it was like being a kid all over again. Even better most of these tanks were World War II models with all my favourites included like the M4 Sherman, Tiger, King Tiger, Panther and KV1 tanks.

    These remote controlled tanks have reached a whole new level and are way ahead of what I dreamed about as a kid. They move and shoot in ways I could never have imagined. So now if you want to relive those toy soldier battles from when you were a kid you can do it now with full blown replica tanks included - and the best part…. you can say you’re buying one of those cool little electronic tanks for your own kids or nephews… nobody is going to ask any questions.

    CORK FLOORING

    Natural cork floor is made of the renewable bark of cork oak tree.
